West Suffolk councillors visit new Barley Homes development in Rougham

Councillors from West Suffolk Council have visited a new housing development in Rougham.

The Kingshall Place development, a mix of new detached and semi-detached homes, is being constructed by Thurston-based Seamans Building on behalf of Barley Homes, West Suffolk Council’s housing company.

The development will provide 13 homes to the area, four of which will be affordable homes.

On Tuesday December 2, representatives from Barley Homes welcomed councillors from West Suffolk, along with Rushbrooke with Rougham Parish Councillors, for a guided tour of the site.

The tour offered them the chance to see how the site is developing, with first glances inside the new homes.

Work on the development is in full swing, with all 13 homes now watertight with roof coverings, ready for the installation of internal fittings.

The development is on course for handover in Spring 2026.

Cllr Richard O’Driscoll, Cabinet Member for Housing, said: “It was fantastic to see how the new rural development at Kingshall Place is progressing.

“This is a great example of Barley Homes delivering much-needed homes that include affordable housing, to help our communities thrive.

“It also showcases the council’s ongoing investment in West Suffolk to provide homes to meet some of the demand we have identified.” 

A Barley Homes spokesperson added: “We are thrilled with the progress Seamans Building is making on Kingshall Place. 

“This exciting new development shows that Barley Homes is delivering a variety of sustainable, quality homes tailored to the local community. 

“We look forward to welcoming the new residents in 2026.”

The homes will be a mix of one, two, three and four bedroom properties, with sizeable rear gardens and countryside views. 

To improve energy efficiency and sustainability, each new home has been constructed with a fabric-first approach and will include high levels of insulation. 

Additionally, all homes will have heating and hot water provided via air sourced heat pumps with electrical vehicle charging points also installed.

Adam Cummings, Commercial Director at Seamans Building, said: “We’ve recently ticked over the half-way stage at Rougham and we look in great shape for on-time delivery, with the first kitchen installation imminent.

“Now that the properties are beginning to take shape you can really get a feel for what enjoyable homes they will be to live in. 

“These spacious homes offer beautiful countryside views and retain a real sense of connection with the community. I’m sure they will be highly sought after.

“We look forward to providing the final product as we continue to enjoy working closely with Barley Homes.”
