Plans to build 26 affordable homes on the Norfolk Broads have been granted planning permission.

North Norfolk District Council has signed off on Flagship Homes’ plans to build the new  properties off Catfield Road in Ludham.

The development will compose of 20 homes for social rent, allocated to people on the local housing register, alongside six listed for shared ownership.

It will include a mix of one to four bedroom houses and bungalows.

Tony Tann, Managing Director of Flagship Homes, said: “For a lot of people, staying in the village they grew up in just isn’t possible any more.

“Rents and house prices have become out of reach, and families end up having to move away from the people and places they know. These homes are about giving local people in and around Ludham a chance to build a life in a place they love, in a home they can afford.”

More than 70 local residents have played their part in shaping the development, including by raising concerns over flooding and drainage, which led to a detailed flood modelling survey being carried out.

Concerns were also raised about the village’s much-loved oak trees, which have been kept and worked around.

Mr Tann added: “We spent a long time listening before the plans were signed off.

“Many locals turned out to the consultation, and they told us plainly what mattered to them. That feedback has made this a better development, from how we’ve dealt with drainage to keeping those old oaks and rethinking where the children play.

“I’m grateful to everyone who took the time to have their say.”

Flagship Homes is the development arm of Bromford Flagship LiveWest, the UK’s largest provider of new affordable homes.

Construction is expected to start in early 2027 and the first homes should be ready to move into by March 2028.
