Refreshed plans to build 80 homes in the north of Ipswich have been submitted to the borough council after previous noise concerns saw initial proposals refused.
The new-look plans for the homes off Mitford Close, near Ormiston Endeavour Academy, were submitted by Bedfordshire-based Blakeney Estates in July.
They propose creating a “20-minute neighbourhood” that “improves people’s health and wellbeing, increases social and physical connections in communities and tackles climate change”.
Homes could range from one-bedroom apartments to five-bedroom detached houses laid out across tree-lined streets. At least 15% of the properties would be listed as affordable homes.
Previous plans to build 80 homes on the site were refused by the council’s planning committee in October 2024 before a later appeal was dismissed by the planning inspector over concerns about noise and lighting from the neighbouring sports pitch.
This has been addressed with the addition of an acoustic fence in the new plans, while an area of land to the west of the site within the luminance zone would no longer contain homes.
On its website, Blakeney Estates said: “In response, further detailed noise and lighting assessments have been undertaken.
“These have informed refinements to the design, ensuring that noise and light spill are appropriately mitigated and do not adversely impact the amenity of future residents at the site.
“The scheme has therefore been carefully refined to respond directly to the inspector’s findings, providing a robust and policy-compliant proposal.
“As a result, the application now submitted reflects a clear and comprehensive response to all previous concerns, offering confidence in both its deliverability and its suitability for the site.”
A two-week public consultation period was held by Blakeney Estates between late April and early May, with 50 pieces of feedback received and addressed in the plans.
An eight-week target date for a decision by the council’s planning committee has been set for September 16.
